Terms & Conditions

Reservations & Deposits

A $25 deposit per person is required at the time of booking to secure your reservation.All reservations are subject to availability. We will contact you shortly after your booking request to confirm whether we are able to accommodate your requested date and time. If we are unable to accommodate your reservation, your deposit will be fully refunded within 8–10 business days. Once your reservation has been confirmed, the deposit is non-refundable.

Private Functions

The minimum spend for a private function at The Third Tier is $2,000To secure a private function booking, a 50% non-refundable deposit is required. Should you need to cancel your event, a minimum of 4 weeks’ notice is required. Cancellations made with less than 4 weeks’ notice will incur the full event charge.

Any changes to the confirmed guest numbers must be made at least 72 hours prior to the event. Cancellations or reductions in guest numbers made within 72 hours of the event, including guests who fail to attend without prior notice, will be charged accordingly.

Dietary Requirements

Please advise us of any dietary requirements, allergies, or special requests in the comments section when making your booking. While we will make every effort to accommodate your requirements, we cannot guarantee that all dietary requests can be fulfilled. Please speak with our team in advance if you have any serious or severe allergies.

By proceeding with your booking, you acknowledge and agree to the above terms and conditions.

Please note:  A 10% surcharge applies on Sundays. A 15% surcharge applies on all Public Holidays (one surcharge fee of 15% if Public Holiday falls on a Sunday).

our place is where people come when they want to live that fancy experience. the third tier tea room gives you just that with their elegant french & english decor. our tiers include dainty ribbons and in our menu you will be find the finest tea selections, artisan sandwiches & fine savouries, petite gateaux desserts that fit right in the theme. that's right; traditional housemade scones served with clotted cream & jams are the highlight of the day!

whether you are looking to throw a sophisticated party or a get-together with friends, the third tier is the place for you. with our elegant sky mural, marble flooring, and renaissance gold wedgewood fine bone china, all your victorian dreams will come alive!

high tea & ala carte menu

the third tier wants you to feel royal & classy. this is why we have introduced an ala carte menu that takes care of your particular needs. if the high tea experience seems a little over the top for you and you would like to have some tea with a small snack, the a la carte menu is perfect for you. for a quiet afternoon with a loved one, this is just the right option.


when the seventh duchess of bedford would feel hungry at about 4 o'clock in the afternoon, she would request her evening meal to include a tray of tea, bread & butter, and some cake. this late luncheon would be brought to her room every day. soon, the duchess started inviting her friends to join in, and this was the beginning of a trademark english culture that spread across the world and took on many forms.

as it was adapted, the rules became more flexible and today, you may call it afternoon or high tea, have it at 10am or at night, anything goes as long as there are scones involved! pastel colours and appealing decor further added to the aesthetic.
